In his first remarks, Talreja emphasizes how a location’s potential is often determined before its opening day, while sharing insights on handling expansion beyond oversaturated prime sites.

Talreja’s background is in the quick-service restaurant industry, where he worked in operations. He made a sideways move into property and development, bringing an operational mindset to the role. He realized that a store‘s success is largely determined before it opens, with factors like location, customer base, and design playing a significant role in its success.

Understanding the Importance of Pre-Opening Planning

Talreja’s experience has taught him that planning a store properly from the start is key to its success. This includes understanding the customer, having a clear operational vision, and negotiating a sensible rent. He believes that once these factors are in place, everything that follows is set up for success.

The pandemic also played a role in Talreja’s experience, as it forced him to build relationships with landlords and agents. He found that understanding their pressures and building commercial relationships was essential in handling difficult negotiations. This approach helped him come out stronger on the commercial side, with partnerships rather than purely transactional relationships.

At Itsu, Talreja helped shift the brand from a London-centric footprint to national UK expansion. He learned that protecting the core business is essential before expanding into new markets. He also found that prime markets and shopping centers are heavily crowded, making it necessary to look for new opportunities in secondary towns and university locations.

Applying Lessons to Papa Johns’ Expansion

Talreja is applying the lessons he learned at Itsu to his new role at Papa Johns. He plans to protect and grow the core business, particularly delivery and collection, while looking for opportunities in the market and thinking ahead to the next wave of customers. This includes understanding how customers interact digitally and how their expectations are changing.

Talreja is excited about the opportunity to work with Papa Johns, citing the brand’s momentum and the people he has met. He also aims to work closely with operations, as he believes that when property and operations work together, the results are much stronger.

Talreja sees the biggest opportunities for growth in understanding today’s customer and keeping an eye on the future. He believes that convenience is key, whether it’s through apps, grab-and-go food, or click and collect. Brands must protect their core business while evolving with the customer across digital, property, signage, campaigns, and overall experience.

According to Talreja, brands that stand for something and have a clear point of view will be the ones that win. He notes that simply following a customer trend without having a loyal customer base will not lead to long-term success. Instead, brands must evolve with the customer and meet their changing demands.

As Talreja settles into his new role, he is already working to understand the business and build relationships with key stakeholders. His priority is to get to know the franchise partners, build relationships with new partners, and ensure that he is fully aligned with the leadership team and his own team. With his experience and expertise, Talreja is well-positioned to drive Papa Johns’ expansion and growth in the coming months.
